Site Survey & Pre-Arrival Preparation

Weeks before a single module departs the factory, our site team is on the ground. A licensed surveyor boundary-stakes the exact plot perimeter. Our civil sub-contractors establish the approved access road, compact the gravel driveway matrix, and confirm the crane outrigger pad positions are structurally sound.

Foundation Execution

Depending on your soil report, our certified foundation crews execute either a reinforced concrete slab, engineered poured concrete piers, or a helical screw-pile grid. Foundation anchoring points are precision-set to tolerances under ±5mm using laser-total-station surveying equipment.

The Convoy Arrival

The modules depart our factory on police-coordinated Oversize Load convoys. Upon arrival, the crane operator and licensed riggers execute a certified pre-lift safety briefing. All exclusion zones are cordoned. The assembly foreman holds a certified Lift Plan signed and submitted to the local council prior to operations commencing.

The Laser-Leveled Lift & Set

Riggers attach precision lifting cables to the hidden structural steel eyelets engineered into the roof geometry of each module. As the crane swings the module over the foundation, it is guided using digital laser-levels and radio communication. Modules lock together with millimeter-level tolerances. High-tensile structural bolts are torqued to manufacturer specification and independently witnessed by the site structural engineer.

The Zip-Seal & Structural Marriage

Internal marriage walls are structurally bolted across all load-bearing lines. The exterior junction between modules is permanently sealed using our proprietary heat-welded weatherproof membrane — the same technology used in aircraft fuselage sealing. This is the engineering source of our zero-draft energy performance rating.

Utility Commissioning

• Electrical: Pre-wired consumer unit connected to grid or solar array synchronized with LiFePO4 battery system.
• Plumbing: Pre-plumbed main manifold connected to municipal water supply or on-site filtration tank.
• MVHR: Mechanical Ventilation with Heat Recovery intakes unsealed and commissioned for certified airflow testing.
• Smart Home: Automation system configured, paired with the Client App, and all digital systems activated remotely.

Final Inspection & White-Glove Handover

Every fixture, finish, system, and seal is verified against the original factory specification checklist by our QA team and independent structural engineer. The structure is professionally cleaned to white-glove hotel standard. Your Property Liaison delivers the keys, digital system credentials, and the hard-copy warranty documentation pack.
